Quoting: Anonymous Coward 1315379seriously? The dude has a point, I'm very leary of nighttime visitors.......it's a country kind of thing. Knew a guy once who had one in the corner of every room, and behind the door. Kind of crazy ehh! |
Anonymous Coward User ID: 1177801 United States 03/27/2011 05:08 PM Report Abusive Post Report Copyright Violation | It's called a BPO, or "Broker Price Option". Eight o'clock at night is a little late and 30 days overdue is a little early, but it's not unheard of. My concern would be more that he isn't connected with the mortgage holder at all and is working a scam. |

Also it is the mortgage companies way to start the foreclosure proceedings but only one month behind they should not be doing this yet. Keep your eyes peeled cause it looks like a planned home invasion. |

Anonymous Coward User ID: 969156 United States 03/27/2011 05:15 PM Report Abusive Post Report Copyright Violation | Get this, my friend PAYS PEOPLE to vacate foreclosed homes. Yeah, the bank gives the homeowner a big, fat check to leave the premises and not damage or take anything with them (like the appliances). My friend says they pay up to $4,000 to get people to leave their homes because it is way cheaper than fixing them up after the homeowner has trashed the place. It's just a lot cleaner than actually going through having the sheriff throw them out, etc. FYI. |

Quoting: Anonymous Coward 1315379+1 Bad move to have exchanged any discourse with this "JPM" representative. Sounds more like the repo man to me than a mortgage rep. You'd need to be behind more than a month for them to be so aggressive. The person you are house sitting for isn't being straight with you. You are missing some key information here. |

Anonymous Coward User ID: 1132105 United States 03/27/2011 05:17 PM Report Abusive Post Report Copyright Violation | Anyone here ever hear of a "JPM" company out of Detroit that supposedly works for banks, hiring contract help to check mortgaged properties to see if they are still being lived in? If you've heard of it, and have a website for it, I'd like to know. Quoting: Anonymous Coward 728979I'm house-sitting my cousin's house while he's working out of town. He's ONE MONTH behind in his mortgage. Last night, 8:30pm, the doorbell rings and it's this guy asking if this is such and such an address (which it was, as the streetsign and number of the property are clearly visible at the roadside.) Claims he's hired by this "JPM" company to ascertain if the mortgaged house is being lived in or has been abandoned by the owner. Apparently this company services numerous banks holding mortgages, blah blah. Wants to take some pics of the house to prove he'd visited it. I ask him if "JPM" stands for "JP Morgan"....nope, doesn't he says. I send his ass on it's way rather firmly and call the Sheriff. Sheriff asks the right questions, takes the right notes, but knows no more about it than I do apparently. Anybody hear of this company? I can't find anything online about it. Very rural area here, btw, and coming up to people's doors in the dark at night, while leaving your car parked stealthily off the road, ain't the smartest course of action. Yeah sorry about that Dude!!! I was a little drunk last night... Sometimes I like to do that... I like to knock on strangers houses and get some pictures, maybe grab a couple beers while I'm there... Sorry bout that Man! |

Anonymous Coward User ID: 1304086 United States 03/27/2011 05:22 PM Report Abusive Post Report Copyright Violation | I have a broker friend who does this for a living. They target troubled assets. He goes out to the property to make sure the homeowner is there and reports back to the bank. He inspects the property to see what shape it is in, and decides if they can sell it (via a short sale). Or, they determine if there is a tenant in it and if the tenant can pay the mortgage payment. Quoting: Anonymous Coward 969156Get this, my friend PAYS PEOPLE to vacate foreclosed homes. It's just a lot cleaner than actually going through having the sheriff throw them out, etc. FYI. It's called cash for keys, and typically they don't offer this until the foreclosure is complete. But since the markets are saturated with REO and bank owned homes, they are making more deals to try to get people to stay as long as possible. |

I was late on payment and have been the last year or so. The guy across street has lived in his house for 2 or 3 yrs after his mom died and had it on reverse motgage... User ID: 1303150 Netherlands 03/27/2011 05:28 PM Report Abusive Post Report Copyright Violation | These companies are all real pricks. I got a loan modification through ASC/JP MC. God awful companies. They did not send me statements letters. Nothing for 3 months after but I paid it anyway, then about 2 weeks later I got a statement saying I was 3 months behind. Straightened that out then they misappropriated my 1st months payment by applying it to some charges I had never seen before. That was about half of the monthly payment. The other half of the money just disappeared. I told them to apply my payment properly and I would pay for the other charges when they sent me a bill for that alone and explained what it was for. Never did it and I have continued paying my mortgage on time, but now they have me in the record books for being a month late on every mortgage payment for a year, IE constantly behind one month. 3 or 4 times a guy has come by to see if I am living here and each time guess what. They charge me $20 for an inspection fee. Last inspector was a freak show, cut off shorts, tank top, ratty hair etc. Bad thing is he is just trying to make a living, and I let go on him. They hire these guys as independent contractors. |
