Take plenty of pictures of your home so you can show the before and after (if needed)

Once again put it all in writing, including things such as how late the rent can be before you will act, etc.

It can work but this is one of those deals where you need to cover your ass. You may want to go get a drink with them even if you don't drink so you can figure out if you are a good match and to make sure they aren't drinking way too much, etc.

If that many people are responding, you can take your pick.

Good idea.I have one room,that is very private.I am gonna switch the room for rent to that one and charge 100 more.Its the entire top floor.Its a mountain chalet.I would then be on the same floor as my son.Thanks.I am starting to think this could work.I already downloaded a legal lease agreement with all the issues you mention in it.

The top floor room is my room.I do like the other room.This shows home ownership can work.There is also a inlaw apartment which my son is renting at a way discounted price for two more month.When I rent the studio basement apartment out that would pay my mortgage

Let's say you get a person who decides they cannot pay rent later on for whatever reason. What can you do legally to get them out of your house in your state? Can you just throw them out or do you have to go through legal means?

In some states it is the renters that have all the rights and not the landlords. This could really work out for you but just find out things just in case. Also, don't include electricity/water whatever. Just split it between you all. It will help so they will conserve and not just leave heat, ac, water on unnecessarily.

And make them pay 1st, last, and security deposit.

Oh, and find out if this person has a boy/girl friend and what your rules are for 'sleep' overs if at all. Or you could end up with an extra person there. You might want to put down no overnight guests/parties.

did you put down smoking or no smoking and you even may want to make sure there are no pets as well just in case. unless you don't mind smoking or pets. you might want to find out how much they drink also. you just don't want too many surprises.

That was the first issue I asked the potentials.I mean,It house sharing for the room which that would be a issue.The studio,Well,a couple could rent that with no problem.As for as smoking.I would say no to cigs ect.I am raising a son.
