We we denied because we live in an area where there are century farms..there fore they haven't sold in 3 or 5 generations. They are large spreads and with little other houses in between. How is that my issue. and they wanted 2 years of taxes. My other half works at a major brewery and makes over six figures with no credit card debt and excellent credit score...still took months. We wanted to refinance for a new project...I can't wait until it's up and going billboards will go up saying how unfriendly the local community back really are! Screw the banks they f'ed us all and now you almost have to beg borrow and steal to get a loan. |

They can increase the mileage and aging for rural but if the comps are not there...they are not there....sucks. |

Unless you are making upwards of 300k as inc. , LLC, s corp. etc it is really not to your advantage unless you are using it to protect assets from lawsuits. You basically have the same write offs as self employed it just goes to the FED with pink flag vs red flag for audit. Just my 2 cents and it ain't worth 1. |

It took a powerful person locally to call her personal banker and insist on giving me a loan, with a bank I had no account with. That was three months ago and the loan, and house, is now paid off. But the Walmart Family bank, Arvest, where I do business for three years would not give me a lousy $20K loan. What bank wouldn't want to be first lien holder on a house that was 80% paid off?!? Made no sense. Yes, self-employed and everything, everything is paid for outright, no debt. And we get penalized for this. |

None of that should be hard to give, the only annoying part would be if you have money deposited into your bank account that doesn’t correlate with any of these you have to prove what it’s from. I’ve gotten 4 mortgages over the last 8 years and it’s never more then a quick visit with me dropping off paperwork and then calling me telling me they lost half of it so drop it off again and then they’re all good . Something about mortgage lenders and losing paperwork, all 4 of my mortgages were the same routine. If you are newly self employed they are unlikely to lend until you can show at least two years of success which isn’t unreasonable considering you are asking them for hundreds of thousands to front you Last Edited by Cardiak on 01/16/2019 11:29 AM |
