What the hell are you doing buying 25 acres without a plan for what to do with it?

Depending on location I'd look for land like that to make a subdivision.

Climate?

start a campground. primitive at first and keep improving it over the years. put in a community garden and a fishing pond. make a place where you could hold concerts.
once you got the ball rolling you could hold a couple festivals/concerts a year and make some serious cash

Look up " glamping" - its really a big attraction now for couples retreats or girls weekends away, wedding receptions, etc
You can build some really cool platform tent structures and work out a deal with a local catering company to do,food

Or start a nonprofit nature or ecology site and let schools and Scout groups run programs, hikes etc

Or start an animal sanctuary

What I would do with 25 acres is put up 3 acres of aquaponic greenhouses. A couple acres of orchard just for self.

Commercial crops. Purple organic garlic, Russian garlic, sells for alot.

Anything that can be sold as supplements, ie tumeric, ie rosehip C, green tea (depends on your climate).

I would sell plants for natural dyes, such as madder. There are many and also lavender and floral.

Ground crops. Asparagus. Research some of the best organic sellers.

Mushrooms.


For me it would be aquaponics, some orchard, mixed garlic and rosehip and want green tea as well.

Coffee Trees. There is a commercial rust but they grey nicely in Northern Ontario.

I would grow organic grains, wheat and rye and oats, and also COMMERCIAL HEMP, and/or FLAX.

And create resins, polyners, plastics from them.

You bought at the peak of the real estate market if purchase is recent. Money would have been better invested in Bitcoin and other cryptos.

As for your question can you grow some sort of crop? Do you have the money to develop on the land?

Sell the timber, lease it out for hunting, grazing.

If you are not on a highway and near a population center just enjoy the scenery and the wildlife.

Christmas tree farm. Or perhaps paintball or survival training course.

That will make the 5 acres smell like pee.

Read up on forestry management. Thin out unprofitable species of trees that are competing with profitable ones. Cut down mature trees that are not majestic and are not producing tons of nuts. Also, some species have sap that is useable. Haresting the sap before cutting them down can be worthwhile.

Don't make firewood. Buy a cnc and make finished products or use the saplings to make stick-structures like chiken coups and for outdoor furniture, small fences, etc. Be ready to air-dry the wood carefully so it does not crack.

Keep an eye out for $$$ stuff thats growing there so you don't rip it up or squash it while managing your trees.

Don't forget erosion control when cutting up trees.

It takes years but you can grow trees that are worth a lot of money when you harvest them.

I have many acres of very profitable rentals. That's why I was wondering how stupid one has to be to purchase 25 acres of land, then come to GLP to figure out what to do with it.

But here you are, bitching at the one person here who could probably give you profitable advice.

have tiny houses or guild greenhouse guesthouses.
make a zipline course.

or truffles.
plant hazelnuts, inoculate and get some truffle hunting pigs.

I pride myself in being a good landlord. You would be hard pressed to find a current or prior tenant of mine that would speak negatively about their rental history with me. There is a reason that the average stays are 5+ years with me.

Despite your imagination, not every landlord is a slumlord.
