See if you can rent the house you wanted to buy untill the loan comes through.

Good luck, OP.
Conspiracy Theorist is nothing more than a derogatory title used to dismiss a critical thinker.

A time is coming when men will go mad,
and when they see someone who is not mad,
they will attack him, saying,
'You are mad; you are not like us."

Updates?

Been praying for ya buddy.
Life is a spiritual war and no matter where we lay our head, we live in a warzone.

There will be casualties.

You do get to choose your side. I chose the Bright Side where my God fights for me.

Others chose the Dark Side and fight for an entity that views them with disdain and discards them.

Thank you. Good news and bad news; I just got back after spending the past two days down there (house is 3 hours away from where I am now). We have pushed the close date back to the 18th, and the seller has agreed to rent us the place on a weekly basis if the shutdown continues past the 18th. So, that is a huge burden lifted.

Bad news is apparently my university pulled a class from me and gave it to someone else without telling me. This apparently dropped our household debt/income ratio to be 1.3% higher than the approved line. So I spend all day begging to teach anything extra at the university and looking at different loan options. FHA has a comparable loan, but requires a much larger down payment - and it's still a federal loan they can't issue with the shutdown. That is a backup option, and we are willing to just sell stuff until we get enough for that down payment if we have to - we should be able to squeak by with that but it might take another month to get it (since it has to go through the loan process again). Hopefully, I can pick up a few credits and get the original loan.

On the plus side, I talked to my father, who used to be a law professor, about our current renting situation. He did say we should have enough legal standing to get our down payment back, since state law overrides our lease agreement. Although he did say to not push for waving the lease break fee, because that requires proof I don't have (I just have hearsay), and with the loan up in the air, it's best to take what you definitely can get. He said wait until after everything has settled, and if the place is rented out within 2 weeks, then there may be some way to get that money back.

Our local news had an entire segment about people in my situation for all the crazy Canadian doubters.
