Baby boomers may put 'tidal wave' of 21M homes on market -- but who will buy them?
The U.S. is at the beginning of a tidal wave of homes hitting the market on the scale of the housing bubble in the mid-2000s. This time it won’t be driven by overbuilding, easy credit or irrational exuberance, but by an inevitable fact of life: the passing of the baby boomer generation.

One in eight owner-occupied homes in the U.S., or roughly nine million residences, are set to hit the market from 2017 through 2027 as the baby boomers start to die in larger numbers, according to an analysis by Issi Romem conducted while he was a senior director of housing and urban economics at Zillow. That is up from roughly 7 million homes in the prior decade.

By 2037, one quarter of the U.S. for-sale housing stock, or roughly 21 million homes will be vacated by seniors. That is more than twice the number of new properties built during a 10-year period that spanned the last housing bubble.

Re: Baby boomers may put 'tidal wave' of 21M homes on market -- but who will buy them?
I saw the same thing happen in kilgore tx after the oil crash 1983ish.the realetors became realestate managers and rented out the homes and charged the homeowners a management fee for the hassle.the top realestate agent was the top landlord in town and rents were cheap.

This then created lower apartment rents as apartments needed to compete.some complexes took a big hit as they became slums.
I see owner financing becoming a big thing in the future.thus less bank loans.

baby boomers aren't dying in mass numbers ... they are moving out of their HUGE homes, into smaller ones in safer communities

the oldest of the boomers are just now reaching 75yo and their generation was projected to live to be 125 on average ... old age for people raised on organic food, doesn't even begin until 85 ... there are over a hundred thousand people living (independently) in the USA that are OVER 100 years old (which don't even include the Boomers yet)

most of the Boomers live in homes that are fully paid for ... and now is a great time to down size and dump them ... a high percentage of them are moving out of the USA to places where the cost of living is much cheaper, and their money goes farther .... but they aren't dying ... haha they are living LARGE - because they worked hard, and SAVED their money for the "golden years"

NOT COOLs, here is the thing. There are kinks in your logic. Boomers werent fed organic food, more like GMO frankenfood, whom your generations proliferated.

Second, 125 years?! How do you think that will happen? Do you think the US gov will let you live that long? not to mention the boomers are pretty stagnant in your lifestyle. Golf doesnt count as exercise, unless you walk 18 holes a day.

Your system will break under its own entitlement weight if you lived to 125 yo on average.

Third, your health system the boomers created is all vaccines and prescription drugs that lead to the need to take other prescription drugs. Unless your generation embraces a truly natural healing alternative you will not see 90 years old on average.

I understand the boomers like to think you worked hard to be the best but just because youre a canoe paddler, doesnt mean you went anywhere and did it right. Hard work so you dont have to work anymore in the Golden Years ends up costing energy in one way or form and you end up paying for your convenience sometime.

GMOs weren't introduced to the general population until the 90 ... when Boomer's grand children were born ... hybrid seeds were only introduced in the late 70s ... so Boomer were all raised on Organic foods ... and only started eating frankenfoods after they were full grown adults

boomers only got three (safe) vaccines ... their kids got about a dozen, and their grand kids get at least two dozen, not to forget all the "additives and supplements" added to their food - triggered at around 40 to give them cancer

there was less that 1% of the population suffering from respiratory diseases, cancer was RARE, and so was Autism, and very few had diabetes - compared to today

I have a degree in gerentoloty, I studied all aspects of aging and in the late 80 the life span of a Boomer was predicted to be an average age of 125

what you are reguritating is bull shit - based upon wish-full thinking - we contributed to society and EARNED what we are enjoying now ... you could do the same, but CHOOSE to do nothing but bitch and moan - and beg for hand-outs - because you can't handle the truth. "you get what you give" - you have created this reality - we (boomer) couldn't be happier.

Won’t get completely rid of every boomer until @ 2078 ballpark.

Youngsters, will you survive to see the last boomer croak?

Imagine the celebration.

Youngest boomers were born in 1964, assume one makes it to 114 (oldest people now) and there you go...could even be later!

It’s amazing the false presumptions that younger generations make without asking questions or researching facts.

They assume the current state of affairs is what always was in the past.
I always knew my parents, grandparents and great grandparents grew up each living totally different lifestyles than when I grew up.

I wonder why younger generations aren’t aware of those facts of life. Did many grow up not knowing their predecessors?

When I grew up there was much too much fluoride in the water, so it couldn’t just be that. Maybe the combination of fluoride in the water over generations and the sorry state of education has caused the serious decline in intellectual ability in younger generations.

I hear ridiculous, inaccurate things tv newscasters that aren’t that
young (30’s - 50’s) say about political events that happened not that long (20- 45) years ago.

What is even more mind boggling is how arrogant and stubborn they are in their ignorance. I know some of those younger age groups that swallow the most precursory, superficial propaganda on topics and never dig deeper nor even want to listen to additional facts, much less another point of view.

Idiocracy now is not just a movie, unfortunately.
