Most students get loans so money not a problem and they pay a premium to be "on their own" out of campus housing. Worse I've had to do was replace flooring, but since I went vinyl everything's a breeze. You still can weed people out, the best tenants are bookworm girls who just want to have their cat. |

Most of the guys in investment real estate will say to avoid vacant land, esp. when you are starting out. You're not taking in any money, thus time and taxes are your enemy, plus all the headaches you've mentioned including municipal approvals etc. |

(can also do this with christians / religious people, too, or Dims / Bernie supporters, any polarized group i guess. Look at the Kosher tax, except it's the goys that pay it lol) |
