Get certified/licensed to be a building inspector. End up saving a lot of time just from not putting dogs in escrow only to have them then fail their buyers inspection.

Nice. But don’t students wreck the place and late on rent all the time? That would get on my nerves.

I was thinking commercial property where you rent out offices.

What's your business background? What experience do you have with compliance issues, working with state and local governments, the EPA, etc?

Hard to do too much damage when you build with the expectation of said. Most students get loans so money not a problem and they pay a premium to be "on their own" out of campus housing. Worse I've had to do was replace flooring, but since I went vinyl everything's a breeze. You still can weed people out, the best tenants are bookworm girls who just want to have their cat.

Do you have a property manager or you do everything?

Good points Larry. Most of the guys in investment real estate will say to avoid vacant land, esp. when you are starting out.

You're not taking in any money, thus time and taxes are your enemy, plus all the headaches you've mentioned including municipal approvals etc.

You can also rent to them, but you need to get the ass smell out of everything between tenants.

Ex-contractor, do it myself or sub-contract to a friend.

Auctioned foreclosures, speak with a bank about barrer bonds or loans for bonds and go buy a tax siezed foreclosure on auction you pay bonds or cash at auction. Every city has the auctions

I actually do marketing for Real Estate Agents.

If you want to make money fast and don't care about the price of homes, focus on Foreclosures.

Gays make the best tenants. They will improve the property on their own dime. You should make suggestions about outdoor living space and ect. Been in remodeling and property management for 10+ years. Market to them any way possible.

RV lots, more and more people are doing rv living but need a space with electric, sewer, etc. Or buy an RV park that caters to long term living. lot rent brings a high ROI with no real overhead /repairs / hassles / high insurance like renting out a home.
