Prayers said ! DCFS are horrible people ! I had an encounter with them 32 years ago, from an anonymous call. I almost couldn't bring Elizabeth home from the hospital after she was born ! I figured out who did this, at a later point. They descended unannounced onto my house like a plague of locusts, 4 of them in total.There were no allegations of abuse or neglect.They went over my house with a fine tooth comb.
An anonymous caller told them that I had pigeons flying around the inside of my house(I didn't even have a pet bird), I washed my bed sheets too often, Mary K bites her fingernails and I pulled her out of private school and put her into public school because I thought she was too good for the private school.
These were the EXACT allegations. All total garbage. Of course they found nothing wrong, and left me alone afterwards.
Once DCFS is involved, like in the case of your friend, with something they can hassle you about, it is time to get an attorney. I had friends who had to do this. Their 16 year old daughter was sneaking boys into her room through her window, after her parents and younger brother were asleep. Her parents caught her, and removed her bedroom door. The girl called DCFS. Their kids were taken away for 1 1/2 years. They had to get a lawyer. When they got the kids back, they were kept under extreme scrutiny for a while. A couple of months after they got the kids back, the daughter turned 18 and they kicked her out of their house !
As far as DCFS was concerned, the parents violated their daughter's rights by removing her bedroom door after they caught her sneaking in boys.
What a clown world we live in !

I'm doing some research into what to do about the house. I guess Sundae is a company that can get cash offers for sellers without repairs being required. I'm not sure it would be enough to cover what I owe, so a realtor might still be the best bet. Maybe even a short sell. I plan on doing a little research every day. An insurance of last resort may work out temporarily. I'm thinking not though because they still seem to require repairs. If I could have repairs done, I wouldn't need them. Anyway, I'm not alone in Florida. Even local Facebook groups are full of people getting cancelled or not renewed. Some are needing new roofs in order to qualify. I need a roof and more.

Anyway, sorry to repeat everything I posted yesterday. It just helps me to write it out. I'm definitely leaving the house one way or another. I was just hoping to get a little more time.

Some good news, potentially. Let's say some hope. I looked at some "fixer upper" listings in my town. It's given me hope. One was listed at about 40,000 more than I owe on my house and is pending. Now I know the sellers may not have gotten their asking price. But the house was in much worse condition. Or seemed to be. In addition it was full of trash, or maybe a hoarder situation.

Keep the prayers coming. I don't know what God has planned for me, but I'm listening!

Be careful with what you do. For a short sale, the mortgage company might try to come after you for the balance of the mortgage,over what the house sells for.You might want to go for a cancellation of contract with the mortgage company. That would be just giving them the house back, on the condition that you call it even, and no recourse for them to go after you for any additional funds.You won't get anything from the house, but it won't wreck your credit, either.

I am sorry for this long story, but here goes !

I did a cancel contract with a house almost 40 years ago. My first house needed to be totally gutted on the inside and redone. I had to move out, as Mary K was only 2 years old, and there was no way she could stay there during the process, and I couldn't either. So, stupid me, at the urging of the my 1st husband, the loser of the century, bought another house, with the intention to rent it out when my real home was finally repaired and I moved back into it. FTR, my 1st husband deliberately wrecked the whole interior of the original home,totally smashed every wall in the house in.

The house I bought as a temporary home, and future rental income, was a disaster. This house from hell was newer, only 13 years old and out in the country at the edge of a newer subdivision. I was moved in there only a few days, when one night I got up to use the bathroom, and had huge mud dauber wasps swarm me as soon as I stepped out of the bathroom. Turns out the whole inside of the north wall in an upstairs bedroom was one big wasp nest. It took a couple months for the pest control guy to totally eliminate them.

Then I had 3 fires in that house, all minor damage, Thank God. The electric in the house was messed up.I had a new gas line burst into flames, an electric cord to my coffee pot burst into flames, and my perfectly good TV blew up, and caught on fire.The fire department knew me well. :(

Then, at the job I was working at the time I moved in, as a superior, I had to fire an employee, and ruffled a few other feathers, as I would not tolerate people who drank at work, or come in drunk to work. So, the gas tank on my car got sugared, and the engine blew. Then, I had a miscarriage.

Then I had a tornado sideswipe that house,and caused damage, popped roof, broken windows, ripped off siding, etc. I quit that job I had, and found another job closer to where I was staying at. A few days after I started the new job, I broke my wrist, and had a cast on for a couple of months. There was no way I could work, and I lost that job.

There were no houses to the north or west of me, but there were some not so nice people behind me. They were using my property(an acre) for a shortcut to get to the main road, driving their ATV's through it like they owned it. I put up a fence to block them from trespassing, and got my house and garage shot up one night soon afterwards.

I had to leave this place before myself or Mary K was hurt or killed.I called the mortgage company. We made a deal. I would move out, clean the house thoroughly, hand over the keys, and not receive any money, simple cancel contract. So
I lost $15,000 but my credit was intact.

As for my original home, the person remodeling only partially started it, but at least the utilities were on, so I moved back in. He took me to court and I won, and didn't have to pay him anything. He tried to rip me off, and lost. He demanded more money than originally contracted, soon after he started working on it, in cash, and I refused.

I am so sorry for the long story, and I know I am a bit off topic. Truly, through all I went through at that time in my life, there was no doubt God had sent His Angels to watch over stupid me, and we made it through OK.

Throw all your troubles at the Feet of the Lord ! He will take care of you !!!

Actually, thank you for sharing your story. I know I have Angels watching over me, just as you did. You made it through so much!

By now you probably saw my most recent post. Can you imagine if I could sell for enough that it pays off the mortgage and whatever realtor fees?

But if not I'll look into cancellation of contract.

Btw, I think our first husbands were a lot alike.

I pray that you get out of that house OK, with no damage to your credit, and a bit of cash in your pocket !
