Because that's the only scenario I can see where the CDC would have any say in "evictions". It is preventative. It is difficult to stay sanitary when you are homeless, even without a "pandemic". Most of the landlords I know are scumbags who don't own the property and are basically just paying the mortgage using the renters rent payments. This is horribly parasitic, only people who actually own the property should be able to rent it out. I'm fine with this gouging these type of landlords. The good news is that landlords who are well established and not parasitic should fare this much better. Most people that get new cars don't own them . they work to pay them off so they can get the titles . I'm fine with taking those cars away from them and giving them to people that need them more in my judgment . |

I understand being evicted is a horrible experience. I am renter and I do not want to be evicted. But this is larger than me, and my livelihood isn't the only things that matters. I don't think government should try to fix the problem they helped create with more rules & regulations that screw more people over. How long can the government ban evictions before landlords start selling their property because they have zero income - or what if the property is actually owned by a bank and the landlord cannot pay the mortgage? This is silly. And where does the CDC derive its authority to interfere like this? As a federal agency, I don't see anything in the constitution about the federal government having this power (other than a broad and irresponsible interpretation of the commerce clause.) |

The article refers to "quarantine authority" and "a federal law that allows the CDC to order emergency measures when it determines that state and local governments haven’t taken sufficient steps to prevent the spread of a communicable disease" (the law is not referenced.) The constitution is the law of the land and restricts the federal government's power - there are plenty of federal laws and made-up authorities that aren't constitutional and haven't been rules on by the supreme court. |

The County gives you 3 years to get them paid before they can move forward on any kind of legal action against the property for the back taxes, such as a tax lien. The interest and penalty charges add up quickly, that's the inspiration to pay them on time. The question should really be what happens when the Landlord can't make the mortgage payment because they're not collecting any rent from the tenant. The financial institutions are going to foreclose when the properties go into default and everybody loses everything, including the tenants. The banks will most certainly evict the tenants when the properties get forclosed on. I don't know what kind of fairytale everybody is living in, but everybody will eventually end up homeless if they don't make some kind of effort... A tenant complains because the Landlord doesn't pay their utility bills for them? Where does the Landlord get all this money to take care of everybody's bills when his income is dependent upon the rents? This is all absurd to think that people can live rent free. This system doesn't work so easy~~~ |

There might be an argument for the CDC & federal government to play a role in terms of keeping people who are infected under quarantine. My con law is a bit rusty. However, the article OP linked to says "consumers earning no more than $99,000 a year" which seems to suggest all evictions - I assume the word "consumer" is being used to refer to someone paying rent. |

Now, they need to keep the fake pandemic going in order to invoke their authority to prevent evictions, lest millions of people get kicked out of their homes due to loosing their income because of a fake pandemic. The Trump administration said it will use its quarantine authority to keep renters in their homes during the coronavirus pandemic as a way to prevent an eviction crisis that could worsen economic strains. So the only reason they have the authority is because the White House is allowing them too do this. You can read the article and still struggle to make an argument for the executive branch, and/or the federal government as a whole, having the constitutional authority to do something like this. |

Many of these rentals and mortgage holders will think they dont have to pay rent but the balance will build it until when the pandemic is considered over, they will owe back payments 6x 1k. So say they will owe 6k+ or when its all over, it will be ugly |

Many are paying mortgage, and for some, its even a way to make ends meet during retirement. If a renter does not pay its landlord month after month, and if the landlords sees they will not be able to in the foreseeable future, may have a mortgage on the property, and yet cannot evict the delinquent tenant, then I would think the landlord may consider just selling the property. What then prohibits a new property owner who does not want to rent the property out from just kicking out the old tenant? The other challenge I see with this is if a tenant stops paying rent, when the CDC lifts such mandates, does anyone actually think the tenant will all of a sudden start making their rent payments? Alot of times...hell no! I think this is going to result in many landlords just selling their properties as too risky, and the tenants will just be kicked out that way. Just my 2 cents... |
