Here in California, it was extended 5 months this morning.

I am still looking into it, but from what I gather, tenants have to file every 15 days for this protection, they also have to prove hardship due to covid. They also have to pay a minimum of 25% still. If those are not done, I believe they can be evicted.

There does not seem to be much out there yet for landlord protection.

There is this, it seems landlords can also get protection 1. if they have a mortgage.. and 2. If they own less than 4 properties.

That leaves me out of both.. grumble.

I am lucky in that I can afford if my tenants aren't paying. But its still stressful.

It is preventative. It is difficult to stay sanitary when you are homeless, even without a "pandemic".

Most of the landlords I know are scumbags who don't own the property and are basically just paying the mortgage using the renters rent payments. This is horribly parasitic, only people who actually own the property should be able to rent it out. I'm fine with this gouging these type of landlords.

The good news is that landlords who are well established and not parasitic should fare this much better.

Any self-made millionaire will tell you that buying a new car is the dumbest thing you can do. I have never and will never buy a new car. Plenty of used ones out there in great shape and that I can own outright.

If a renter does not pay its landlord month after month, and if the landlords sees they will not be able to in the foreseeable future, may have a mortgage on the property, and yet cannot evict the delinquent tenant, then I would think the landlord may consider just selling the property. What then prohibits a new property owner who does not want to rent the property out from just kicking out the old tenant?

The other challenge I see with this is if a tenant stops paying rent, when the CDC lifts such mandates, does anyone actually think the tenant will all of a sudden start making their rent payments? Alot of times...hell no!

I think this is going to result in many landlords just selling their properties as too risky, and the tenants will just be kicked out that way. Just my 2 cents...

I have a contract on a property right now with 2 apartments and a home. It's written in the contract that the apartments will be vacant at closing. I have plans for a man cave and a she shed.

I think this order will kill my deal. I will not be paying a mortgage on a property I can't fully utilize. Rent free tenants as a bonus? No fucking way.

So for me, as of today..


August 31, 2020: Gov. Gavin Newsom (D) signed a bill that prevents evictions for nonpayment of rent through January 31, 2021. Landlords can evict tenants for reasons other than nonpayment. Landlords can also begin eviction proceedings against tenants for nonpayment of rent if the tenant cannot pay 25% of the amount owed and does not provide a declaration that COVID-19 is the cause of the financial hardship. Landlords can begin collecting unpaid rent beginning January 31, 2021.[10]

The banks can do the landlords a favor just like they are doing the tenants a favor here. Just suspend the payments for both. Tack it onto the backend of the mortgage/lease.

haha i haven't paid rent in my luxury apartment with all the amenities since April.....

I signed a year lease March 1, a few weeks before this all happened....

My credit was shit, but I had a big bank account so they took me...

What a giant joke it has been on them....

The office emails me weekly to fill out promise notes and all kinds of notices or Coronavirus regulations forms...

I ignore every one of them!

I have my rights! Not giving them any outs!

And then I hear this today after my state just extended our own moratorium another 45 days yesterday!

Every day is becoming Christmas!

Oh yeah I also got the enhanced unemployment, am still receiving unemployment, will be on it til the end of the year, and cant wait for that $300 extra Trump ordered tacked on too!

I am living off the fat of the land, literally money is chasing me at this point, and you should to!

This whole ruse is the greatest thing that has ever happened to me!

I feel very lucky that so far all of my tenants, and all but one of the tenants of the properties in my Mothers Trust have been able to pay rent. The one having trouble has been doing all he needs to do legally to utilize this eviction halt, and he's been a good tenant.

Not a big issue for landlords that have a mortgage on the house they are renting, just stop paying the Bank and if they try to sue you for non payment, tell them to take up the matter with Trump shutting down the economy and CDC saying renters dont have to pay.

All of my properties are paid for, all of my "stuff" is paid for.. I have a large income every month that just gets banked, saved and lived on. I live well below my means but I am not hurting for anything. when I do buy things i buy them right, aircraft, vehicles, properties.

I am really tired of all the whiners that put themselves in DEBT and expect to have someone else bail them out when their fiscal management was abysmal from the start.

Not a big issue for landlords that have a mortgage on the house they are renting, just stop paying the Bank and if they try to sue you for non payment, tell them to take up the matter with Trump shutting down the economy and CDC saying renters dont have to pay.
