-Dont buy in city limits. You'll eventually get a city income tax.

-Home inspections are mostly formalities that will look at surface level things. Factor in age of roof, electric, plumbing, appliances.

-Don't buy in crammed neighborhood. Having neighbors 20ft away is too close.

- Water and mold are the worst things to find and fix. If its damp in the basement walk away. We fought dampness for 10 years, had new drains put in and entire house dug up. Kept fighting it. Found it was a small leak in a wall where previous owner put a rubber coupling to connect a drain, all behind the drywall.

- Always get subsidence rider on your home insurance. If your house caves in from a coal mine or the ground washes away, or sink hole. most insurance doesnt cover it. I worked a law firm once and saw people lose everything thinking they were protected.

Hire a sewer scoper to take a video of the inside of your sewer line going from your house to the city main sewer. See if there are problems with it.

If it needs a new roof or other repairs that u consider necessary I’d deduct those cost from the offer. If your more willing to lose it, lower your offer. Lots of properties by me are going close to asking price and market time is low and property is moving quickly. If its been on the market over 60 to 90 days the home owner would be more likely to accept a lower offer in most cases. This is about the time when motivated seller usually drop the price anyways. Good luck, owning a house is a ton of work but if your paying cash your way ahead of the game.

Get a home inspection. Yeah, I know, they are glorified handymen. But that second set of eyes will at least give you an idea of what you are in for.

As-is, with right to inspect. It would be a done deal for me.
