Thanks for the advice. So like how much would you offer? The "tax evaluation" on Zillow is only like $15,000, but those seem to vary wildly and I don't know what they are based on.

This is in rural Virgina for all of you wondering. We are looking at a much better house for $76,000 now, won't be able to pay straight cash but that's OK.

Thank you for all the advice. I just don't want to get RAPED by countless inspections and scammers. It seems to me that to have a professional whatever come look at something for a couple of hours should cost like $150? But I have a feeling they're going to charge me like $1,500?

Any more tips would be great guys I am learning a lot.

If you want to buy the house, bargain in good faith.
As a former Realtor, saw many sellers say GTFO to lowball offers and refuse to even deal with them. Even if they come back to you, they might just insult you back. Nothing like starting a business deal with someone you anger

Get your Realtor ( who should be a buyers agent by agreement) to dig up the comparable sales and listings that the sellers used to set their price.

Look at the amenities and condition of recent resales nearby and compare. More land or less? Age, condition of the house and all fixtures and attachments...roof, hvac, appliances, windows, plumbing, siding, paint. Better or worse than other resold property in the same price range. Check out the neighborhood...crime, junk cars, rentals vs owners, traffic, etc. talk to the neighbors about why the sellers are moving, if they tell you.

What is the tax assessed value? ( not always a good comparison)
What is the csf of new build?

Go look at every nearby property in same price range.
Then you are ready to bargain and have proof of why your offer price is below asking, because of repairs and upgrades you will have to make

Please don't do it until you have read and understand all of agenda 21 before you buy any property.

Also I haven't seen mentioned:

It is a good idea to check with your local authorities (councils/shires) for any and all proposed upcoming roads/facilities planned for the street/neighborhood. You don't want to end up with them taking 5 - ? feet from you for new road frontage or a bicycle lane.

Check that the area wasn't a waste dump years ago. What was on the site and surrounding area before the current houses.
