Yes I saw the real-estate prices there it is cheap compared to other places and looks nice, will be heading up to that area in 2 weeks or so, doing a 12 day trip in my motorhome up the west side of Idaho and down the east side and back to Vegas..

I have $250,000 to buy a place and still have $200,000 left over in the bank..

Not looking for work, I am about to collect early S.S. and with $450,000 and no debt I am set for a long time..

Wife will still run the business in Vegas for a couple years to bank more money..

I went thru Lewiston once and it smelled from the paper plant, I would buy outside of there away from the smell but not in Lewiston..

I agree, being third generation we are all getting pretty sick of people moving here because they’ve allowed their own state to turn into a shithole and they are just coming here and ruining ours. It’s getting crowded, roads suck, traffic is a nightmare and people are getting pretty hostile towards outsiders. I would say stay where your at and fix it because we don’t need anyone here who isn’t willing to fight for what matters. We have enough rich Californians to last a lifetime.

Building costs?
Labor? Materials?
Prefab allowed?
Will you be allowed to put a camping trailer on site while your house is constructed? Or an office trailer?
Can you just put a mobile home on site?
Shipping containers allowed as sheds or buildings?
Does the land flood?
Cell service?
Electricity available?
Septic tank and drain field allowed?
Is the soil permeable? (Perculation rate for septic)
Property taxes and fees, insurance. Is insurance required?
What internet is available?
What sort of solar coverage will you have summer/winter?
Garbage situation? Any public dumpsters?
How deep for frost protection?

So where I am, repairs are not a problem compared to building, which needs permits and inspection.

So I "repair".
It might end up "slightly" larger with electric and plumbing upgrades...
... but it is a "repair".

Still make sure you can stand to drink the water.
