My brother in law has $250K cash to buy a 1 BR home in Idaho or Montana. He's been looking for the last 3 months, and have found nothing that is habitable. Real Estate prices have gone up 50% in the last 6 months, due to people bailing out of blue state cities. He can't even find a mobile home there.

Its cheaper outside the cities and towns...
Same thing even in southern California, in San Diego it cost over $300,000 for a older 700 square foot 1 bedroom condo, but drive east of San Diego 1 hour and for around $350,000 you get a 1200 square foot house on a 1/4 acre lot..
Real-estate prices have sky rocketed in just about any large city or medium size city anywhere..
Get out of the cities and get the same house for half the price..
