If you hire a very good home inspector (about $300 bucks or so most places for single family dwelling), and a structural engineer (they run about $500 to $1000 bucks), basically DO YOUR DUE DILIGENCE, you will avoid most problems. This is how many clients are currently writing offers: Offering way above, pay closing, contingent upon Satisfactory Inspection By Licensed Home Inspector and/or Structural Engineer AND Appraisal at or above offer. So what happens is the sellers see this amazing price come across. They agree. A week later inspection is done. Buyers happy. A week after THAT the appraisal comes in. It is under the offer. We are now 2 weeks or so under contract, and buyer says "I know I offered 200k but the appraisal came in at 180K, and our contract was contingent upon an appraisal. We can renogiate for 180k now or we have to walk..." And 99% of the time the sellers agree as they have likely already started packing, setting up utilities at "their new place"... ie they don't want to start ALL over with another buyer. That's how you get a fair price for a home in a seller's market. |

This is what most smart people I know are doing. Selling their residence if they've been in it more than 2 years to avoid capital gains taxes.
