But there are other methods. The lumber isn't going to be available at a fair price until the program runs it's course. So think outside of the box. Get creative. With the way lumber has gone up up up in pricing it may now be cheaper to build out of steel, ala commercial grade construction, than out of wood. In any case building something new is generally more expensive than rebuilding an existing structure (with solid good bones) to your standards. If you don't have kids you can go into the cheaper taxes school district with the lower quality schools where the homes sell for less and buildable non agricultural land sells for less. If you have kids generally you will want to "pay up" and pay a higher price (for existing house or buildable non agricultural land) so as to get the better schools for your kids. No free lunch in other words. In an area with better schools the houses and the land to build on is generally going to be pricier, sometimes a LOT pricier!! fwiw: When a BAD housing market comes along the area with the BEST schools usually holds up the best, both wrt to pricing and the ability to sell. In my area during the 2008-2010 RE crunch down the houses in our two best school districts did NOT go down at all, in fact pricing in both continued to go UP, while the rest of the urban area went down by about 20% (some areas, including some newly built areas, by 33%). |

I have to admit for the first time in my life I am free of the school district scenario. On the picture of the rammed earth house, it doesn't matter what you build with if you have that much glass, it's going to cost a lot. I don't have the time or the crayons to explain this to you.
