This is simple, black rock is definitely buying Realestate as a hedge. We are facing inflation so big players are looking for assets that generate income. Realestate is one form to keep up with inflation because you can adjust rents to keep up with the pace.

I have been getting text messages and phone calls. My house is 5000sqft, upper price range. So the calls are from companies interested in buying it. My house is not on the market at the moment.
As a Christian I have no duty to allow myself to be cheated, but I have the duty to be a fighter for truth and justice.

I have a friend's who is a single mom with two kids. She's looking for a rental house. They are requiring a minimum credit score of 750. She can't find a place to rent. The rental prices have gone through the roof. They are making it impossible to survive. We will soon see homelessness everywhere

Even if you have a home, as these investors buy up houses around you, who is going to want to live in a neighborhood of renters? I don't care what the price of rent is, many people don't take care of homes they rent. And, aside from illegals, you could have homes being turned into HUD homes.

I don't like HOA's, but they could be helpful..in that they can state no homes in the HOA can be rentals.

I am in the build to rent space. Yes. Hedge funds are buying up property. However, there isn’t enough. So they are just building their own inventory.

There is nothing nefarious about this. Investment firms invest. If they believe there can be monetary appreciation, then they will risk the capital.

Have housing prices peaked? Obviously not.

Should you sell? NO! Not yet.

Should you buy? Depends on how long you can afford to hold and how quickly you can move properties. I am not a buyer in this market. If you can afford to pay cash and flip then yes, that would be a good way to make short term capital gains.

I do writing and freelance marketing for many companies, one of them is a major Real Estate Investment Trust in Texas.

The reason they are targeting single family homes is because of the buy sentiment after Covid.

People didn't mind living in small apartments, being closer to the city centers because they could go outside and enjoy the life that the city offers.

Covid made people realize that having a comfortable home with a yard, BBQ, room to exercise, etc. Is very important.

Plus, as the world is going to move towards remote working, homes are essentially becoming offices too.

So, people are putting the $150 of public transport or auto insurance/gas/parking towards renting a better place.

Or, buying them at extremely high costs.

I can understand when landlords have been burnt by tenants who refused to pay rent. No way I would rent to to anyone these days. Would you? It’s too much of a risk. No one is owed a place to live honestly. You move in with family friends or get roommates. If you don’t have a good credit score then no one will look at you unless you have a lot of money up front. Even then it’s difficult. No one expects banks just to loan money because you are down and out. Why should anyone just let you rent something when you are a risk? Maybe you should buy something and rent it out if you feel bad for people.
