While searching, I saw B. Wayne Hughes has been buying tons of property under the name "American Homes 4 Rent" and I checked just Orange County Florida. I had to jump on it with in minutes of it being posted to Zillow, for the last several months everything was overprived or gone off the market in a few days. Anyway I got me some land and a nice brick house about 25 minute outside of Monroe, LA. But on the other hand their shenanigan's helped me sell my old house quick above market. I sold to a family though even though I had offer from Investment companies (not BlackRock). Note: luckily the couple that i bought from was elderly and had their house at fair value and took my offer for their asking price right away. Like I said the realtor just posted it then I made an offer. I think it had to do with the fact that I am a retired Marine in my 40's though, they liked that. |

It's clearly a sellers market but once they sell, they won't be able to buy anything. KEEP your property! Within the last several months it has gotten exponentially worse. One recent property was listed at 790K and got an offer of 1.1 million. No appraisal or inspection contigencies. If you own property, HOLD. Edit: I wasn't logged in when I posted initially :) I feel like showing this thread to my Brother, he owns a beautiful 5 bedroom on 7 acres and he is just adamant to sell it right now, and I've told him whatever he does to have a new one to move into first. He refuses though and insists this is the time to capitilize and live in his 5th wheel for a while. he's gonna do what he's gonna do though!....sigh If he sells now, he will make a ton however he will probably have to live in his 5th wheel forever because we are all being outbid by forces that we cannot compete against financially. He won't be able to buy another property any time soon unless things change, that's the risk. Again, if anyone owns property, HOLD. You might not get another chance to own property anytime soon. Could you sell and get tens or hundreds of thousands over asking? Yes, you can but where will you go? Do you want to rent? Unless you have a financially secure place to move to, you might be stuck renting. HOLD your property. Massive corporations are outbidding everyone to buy up any and all homes available. Everyone is being priced out of the market. I can't say it enough. I'm trying to find info on the LLC/corp names so I can gather info and I'll send it to DeSantis. They are destroying home ownership and the middle class. We are doing exactly what your brother is doing. We are cashing out on several properties at the top or near the top of the market. We have purchased acreage and will live in our rv while we BUILD a new home. We are framing with metal. Slightly more expensive than Wood but no termites. Except you are NOT doing exactly what his brother is doing. You said you have ALREADY purchased acreage in order to build. You own other property to build on. You are in the ideal situation to sell at the top and also own land to build. You still own property. His brother is wanting to sell at the top (understandable) but he doesn't have additional property to move to. It is incredibly difficult to purchase property right now because corporate entities are buying everything up. Hold and maintain any property while you can. |
