Offers for homes NOT listed for sale
Several people I know have been getting calls and even mail from people/companies who want to buy their homes. But, these homes are NOT even in the market to sell.

I am wondering if that is really legit, that homeowners might get good offers or if it is just a scam.

also, if not a scam, seems like somebody trying to grab up homes before they would be listed by folks who may actually be planning on selling in the future.

I do know recently there was literal grabbing on homes that were listed by MULTIPLE buyers outbidding eachother to get the properties.

In that case, a home seller could make a very nice profit, but then, when they go to buy the next home to live in, they will also likely have to out bid another person if they really want that home. That seems like a losing situation, as you may get more money for sale of your house, but still have to pay more just to get the next one.

Maybe realtors and companies are trying to get ahead of the game (first dibs) by offering to buy homes before they go on market.

i know someone who gets them all the time, because they have a house in a highly desirable area, and some land nearby bordering the area.. but the offers aren't as much as the properties would get in the old fashioned real estate market if they were put up to sell.... they offer like 1/2 of what they could get.

Kind of reminds me that if you trade your prized vehicle with mural paint, two alarm systems, expensive rims, and bad ass sound system, the dealership will only pay you what the blue book is...Pretty sad and rip off considering.

And of course, that same spruced up vehicle will sell for closer to what it really is worth to someone on the street.

My son bought a Sylvia for 12k several months ago and recently sold it for 25k. Dealership would not have gave a crap about what was under the hood, etc.

It's like they don't care about the money, there's long term plans in the works.

Your phone listens to you all the time. Part of the reason they do that is to determine what ads to deliver to you. Some companies just buy lists of contacts based on keywords and other behaviors. Seem unhappy where you live when at home or when talking to friends? These guys already know that you're persuadable along those lines, so they might cold call to see if you'd like to sell your house. Early bird stuff...and creepy spying stuff.

Makes me wonder what those plans would be.

Can leave one also to wonder if selling their homes while they have a chance would be wise, because, maybe in the future, homes will be TAKEN from folks.

And thanks for your input. The people I know bust their asses to have the homes they live in, and a couple are having difficulties, and almost jumped at the thought of an offer without the hustle of putting on market. They were considering contacting those people in hopes of getting a good amount of money for their homes.

A friend of mine noticed her neighbor sold home, and the new buyers immediately rented out the home, renting EACH room to different people to share the house.

Seems like that is also a trend nowadays, as more people losing their homes, or have no where else to go because they cannot afford to buy a home, or pay high rent for a single house.

Sounds like communism to me coming soon, as people will not have their own property, and will have to share a house.

I think it's certain areas. These billionaires and fund managers may have inside info about the future of said areas. Eased restrictions on multi unit dwellings, etc.

But I think a lot of it is they are trying to put more of their funds into tangible assets as they see a crash coming.

Of course there's always scammers out there with other tricks up their sleeves.

I followed up on ONE of these OFFER'S.... Turned out that offered me nearly 200K under the market price!

I was like, "Phht... FUCK THAT"

They are just trying to get lazy people to grab some money.

Typically they are targeting people that have fallen behind on their payments and have some equity. The government has slowed or stopped the foreclosure system as it usually works. So these funds have taken the initiative and are reaching out.

Most markets have less than 2 months supply of homes for sale.

If you know you are behind and will eventually lose the home, I would suggest working with several of these companies and getting multiple offers. Especially while the market is still very good.

Just my 2 cents.

If you know you are behind and will eventually lose the home, I would suggest working with several of these companies and getting multiple offers. Especially while the market is still very good.

We get no fewer than 2 offers per week - suburb 25 miles S. of Chicago. Mail-drop cards from various companies, with contact info, and a short statement about "No Closing Fees", "As Is Condition", "No Clean-up Necessary"

We have gotten two unsolicited offers over the last 12 months. One an offer to buy our home at what they said was just over the current market rate (we have an almost priceless type of estate never going to happen) and then another offer a few months later offering the pay us to cut 5 acres off our plot and subdivide and sell to them with them covering all the expenses as well.

Figure they have made similar offers to the neighbors and now one of them has subdivided their lot and is listing the land for sale for what seems to be a drastic amount even in this crazy market. 7 acres for 2.4 million

One of our realtor friends once told us if we wanted to get a good estate on Jamestown that the best homes usually sell in these seller markets without ever hitting the market and you need to get in touch with the realtors that are based on the island as they move the inside trades and have lists of serious buyers who know what type of estate they are waiting for and have no issue overpaying so that it doesn’t touch the market first

We’re getting calls, letters, etc all the time. Two different realtors have shown up at our door. (Appreciate the hustle!) Populat neighborhood, supply shortage, prices sky high.

If the realtor wants to buy outright- they can do better, if they want to list it could be worth a meeting if they’d be interested in selling. Always talk to more than one though!!! Always!

Husband and his brothers own a small farm with a poor-folks' FDA house and under 100 acres pasture land. We get mailings at least twice a week, which go straight to the garbage. That land may well be what saves us (if anything will) in the coming down times.
