They're usually just 'brokers' - they make a deal then sell it to someone else at the same closing.

Here in SD, I bought a $60,000 house for $18,000 from a broker in FL. The 'broker' got $3,000 so the owner only got $15,000.
I sold it for $55,000 two weeks later.

Happens all the time even prepandemic. If you keep a nice home in a desired location, people have always come with offers. It’s a great way to supplement your income if you’re willing to keep moving.

Friend is a realtor, bought their dream lake front home for 400k 5 yrs ago, put about 150k into remodel. Gorgeous property. Decided to take advantage of market, did one open house and sold for 1.2. Paid cash for a custom build 8yr old home 10 mins away.

Don't call any of these companies, instead just call a normal real estate agent and list the property normally, you'll get way more money.

Yep......that's how I gauge the recovery......when it started, I was getting low ball offers for my investment properties in the NY/NJ area.....now I'm getting unsolicited offers of a serious nature....

Avoid the realtor and go straight to the attorneys at the closing company. They’ll do it for a straight up fee. No commission. No BS.

Yes, there are both. There are Billionaires and funds buying up property in some areas with legit, and even somewhat high offers.

Same. What concerns me though is where to go? I’ve always bought low and now the only place to do that is in the shit holes everyone is running from. Which is what I always did. Makes more money than an 8-5. But now I’m old and on a steady diet of fuckitol.

I live in FL. Most are most likely legit. I get 2 to 3 calls per day.

900 people per day are moving in to our state, getting away from Cali and NY liberal taxation.

Homes are selling for double what they should.

It's insane.

In those areas and places like Bozeman, Whitefish, etc. that are seeing a lot of wealthy migration, sellers would be much better off just listing the property and letting the bidding war commence.

If you know you can handle all the work involved, and that you can do it all correctly.

I report zoning violations when this happens in my neighborhood. I didn't buy in a single family development to live near a bunch of apartment buildings.

it can be legit, totally. Just like any other transaction, keep your eyes open.

also, problem properties get offers from people who want to buy them as is, sparing the owner the costs of repairs before putting the place on the market.

When lumber was sky-high recently, that may have been reasurring to some. Especially estate sales with repairs, when the kids live far away and have to manage selling the home from a distance, can be tricky.

It would be nice if they get good money for their homes. At least enough to buy another decent home to live in.

Let me explain to you what is happening in my area. People need to wake up to this reality as well. Global money is at play here. This is purposeful. They seek to gain property (in order to enforce their world view, you will own nothing and be happy.) They want the property in order to make all of us have to rent from them. Everything is being bought up no matter it's condition. In my area houses and property is being bought up and yet they stay empty. I have been following this now for 6 mos. No idea who all is involved in the but global companies are buying everything. They will also drive prices everywhere sky high. They have become so wealthy, it's very hard to stop this process. Yet, somehow it needs to be stopped.

Tell him not to sell it. He will not be able to purchase another one....the buyers are controlling the market everywhere. Literally everywhere.

I can speak on this. I've had about 4 phone calls asking if I was interested in selling my property. They said they'd offer 25% over current listed value on the property appraisers website.

I told them to take me off their call lists because I don't care if they offered me 200% over appraised I wouldn't sell.

Makes me wonder what the future holds, especially with property taxes and dollar collapse. Thank GOD I have a crapload of PM's and crypto.

We had a similar situation here in NJ. Members of a particular religious group were harassing homeowners to sell their homes. It got so bad that homeowners started putting "NOT FOR SALE" signs up.
