Then salvage whatever windows and other hardware parts you need. Focus on electrical and plumbing. Many of those parts are imported and you can't build anything without them. I have a client that specializes in obtaining wood by buying old barns, throughout the US. Buys them, dismantles them, ships them, and then cleans up the wood and sells it for a TON of $$$. |

Since people are in the USED home, the buyer will have to make it worth while and offer more than the house is worth to incentivize someone else to have their problem of needing to buy a home. Less of something always means that existing supply becomes scarcer and price goes up. If you can't build new homes then people need somewhere to live so existing homes go up in value due to supply and demand. In no way, shape or form would what op is proposing ever come to fruition. |

Back up 6 months, neighborhood she just completed has had 21 homes (avg. price $450K) with no windows. Cant get a certification of occupancy without them; but, there aren't any available. It is NOT an INVENTORY issue...its a WORKER issue. Here's the texts she just sent me: "So our vendor 84 lumber, who we get the lumber & trusses from (for ALL communities) has a meeting today on the Covid shot. They're giving employees until the end of Nov. to get it. If not, they're out of there. And of course they're ALL against it. I'm like, "welp, materials & housing is gonna suffer BIG time." "Our rep called me and said, "send whatever you have for today cuz I might not be here tomorrow or next week. There will be NO lumber available, soon. It has nothing to do with INVENTORY, and it never has." "All of the National Builders meet at the beginning of the year and decide how much they will build, and how to spread the wealth between the top 10. Once that target is met, they are all going to stop ALL operations." uh. I've set a hell of alot of windows. thousands.. and worked from start to occupancy permit on hundreds of houses from pad to paint. Mostly framing and concrete. no one builds a house and FINISHES it without windows. You can't. Impossible. You can't cut them in later without major ripping off your outside sheething, siding, stucco orw whatever is on there. If they did, they are ignoramouses. for the following reason: ANYONE can be trained to set windows. A GC would NEVER let the house get built without windows, he would grab temp guys even if he had to pull them from out of state. ANYONE can be trained to set windows in a single day. The cost of doing them later is astronomical. nothing of what you said makes sense. |

Exactly! 8 days after a friend bought a jeep, the dealer called him back offering to buy it back for $4k more than he paid. Used car prices are through the roof due to there being no new cars made. They didn't know when more were arriving. Three homes just barely finished in our town. They look different from the previous three in the same development not because he wanted it that way either. He had to purchase different materials to get it done. |

I agree, things are already crazy with homes selling for 25% or more over asking (which was already inflated) Things will not get better over the Dark Winter and in spring, unless we are in the midst of a massive economic crisis, used home prices will go up....of course not like you can sell at those high prices unless you have somewhere to live....
