And the problem is we think Putin might actually do it. I'm planting a lot of potatoes, beets, carrots and radishes as we take out the summer garden (our ground does not freeze, so root crops go all winter). Good to have preps in plain sight as most people cannot tell a tater plant from anything else. Best case scenario: I have lots of fresh ground veggies to share; worst case: needed food to lengthen the time before we have to break into the intermediate and long term preps. You are right about avoiding the panic. We were fully prepped, but I went out on TP panic day just to observe behaviors. A nuke panic will be different -- people will be prepared to kill over a shriveled turnip. The sad thing is, based on my TP panic observations, is that most people have zero idea how to cook anything not contained in a box, or from the freezer section. I actually picked up some nice produce that day that no one was interested in. Someone may decide to steal some of your dried beans, but they will not have the first idea how to prepare them. Another interesting thing during the TP panic time: Decided to add a few bags of Morton softener salt to the preps. I keep this in case electricity goes out - plan to fully cook all my frozen meat, and salt pack in Homer buckets with lids. There was very little softener salt to be found. Asked what was up, and the Home Depot guy said the hunters had made a run on it. Obviously, I am not the only one who knows how to salt pack meat. I have seen multi-million dollar real estate deals cancelled over a refusal to repair a dishwasher. Reminds me of a George Carlin sketch... I've thought of that, but don't feel drawn to any other location. It may just be timing. Idk. The owners dumped our bid only because we didn't want an escalation clause. Evidently, there are 9 sibs in the group. We almost got the bid, but some have been in Cali too long and have no clue that our market is cooling down. It hasn't gone contingent yet, either. Like I said before, they'll have to live with their decisions. We'll just keep looking. I believe you were correct: Generally speaking, escalation clauses are a bad idea... Buyers and sellers lose their chances of negotiating once an escalation clause is accepted. Since a clause reveals the maximum amount a buyer is willing to pay, the seller will know their highest offer right away. This eliminates the opportunity to negotiate. The “cap” may remove the bargaining power for the buyer. Instead, a seller could reject the escalation clause and ask for the highest offer. Sellers who accept escalation clauses can no longer issue counteroffers to other buyers. Because buyers might not be putting in their highest offer with an escalation clause, sellers may reject it right away. Escalation clauses can cause issues with appraisals if their offer exceeds the home’s appraisal value. Lenders are particular about how much they will lend for a home. Lenders require an appraisal to determine the home's market value and won't lend above this amount. An escalation clause can lead to a situation in which the price offered goes too high and exceeds the home price it was appraised at. A buyer may win the bidding war to discover later the lender won't give them enough funds to pay for the home.
