Part of what happened is that people hear about these hot wealth pockets then local realtors try to market places that have no major market appeal. Those places will drop. Most Florida markets will drop because so many areas of Florida are undesirable and devoid of any culture.

Nashville slowed down because all they built was ultra luxury homes. It's still red hot and there is no inventory. The average home price in my neighborhood is 1.5 million.

We were having a house built. Took about a year to build it. We did the drywall inspection and that same day they came back and wanted $40,000 more for “material costs”. When we asked them for some examples, they sited lumber, concrete and roofing supplies…..the house was already standing!?!? We walked. Overall, they raised the price $100K over the course of a year. Started at $320K, final price when we walked was $420K.

This happened to other people we knew. We had friend that were at final walk through phase, where you go through and mark all the little nit picking stuff. The builder said those nit pickings (like scuffs in the paint) for irreconcilable and canceled the contract. Then turned around and relisted the house for substantially more.

The housing market is a scam right now. If you can wait it out, I suggest you do that. That house we had built. It’s was $320K 18 months ago. They same model is now $496K. And the interest rates are almost 3 points higher than they were 18 months ago. F ‘em.

Central Texas here. Tons of stories just like yours happened over the last year, especially in the Austin area. Builders purposely did things wrong in homes, or left things undone by the closing date, just to set off the buyer under contract, and as soon as the buyer gave any push-back, they pulled the contract. They'd hurry up on the completion and list the house as a QMI (quick move in) home at an additional 40%+ margin... and it would be under a new contract within 48 hours.

2020 was said to be the biggest record breaking year of all time for homebuilders... until 2021 broke that record. It's been crazy here (I'm a flooring trade partner for new residential home builders) but it's definitely taking a big dive on new sales. Only thing holding steady right now is the backlog of builds that were sold at the inflated rate. Once those get completed it's gonna slow WAY down.

Yup. I'm a Realtor in FL. Watching the tides turn as we speak. No more multi-offer home sales. Most homes are sitting on the market for days now. Some sellers still think they can get top dollar and are listing them way too high, so I see price drops constantly.

For the cash buyers, this is a good thing because the prices are coming down to something rational and reasonable.

My area "Tennessee" was booming but lately I see several foundations formed but all other work has stopped. That tells me the buyer have backed out or the builder see's what's coming.

We have had lots of building and apartments being built for several years ((started noticing around 2010). They have been encroaching on where I am, I've been in the area for over 30 years and rarely any new building around me, til now.

Apartments going up fast and all over, roads are already small and limited. The roads cannot hold more people. Taxes went up for infrastructure, but a year later even more apartments and no plans for infrastructure.

Friend was in contract to buy a coop in NYC. Friend paid full price but, it was still a nice deal. Friend was notified by the coop board that they did an appraisal on said apartment and that they were changing the purchase price upward by $28,000.00. Now friends mortgage broker says the bank won't give the mortgage on the new sale price and everyone is telling friend that they will get a check for that twenty eight grand at closing but just let the higher purchase price go through. Friend is freaking out cause they think this is fraud. Have no idea what to advise friend.

If it was in contract, then the seller should not be able to change the price. Sounds like it was not really in contract yet, for them to be able to raise the price.

Why would friend get a check for the 28 grand after buying?

Tell friend to challenge the "raised price". They can't do that if there is already a contract. Your friend, the buyer, can SUE them. Sounds like the seller and their agent are idiots or fraudsters.

If I was your friend, I would have my agent tell the selling agent that their raising the price of the property is illegal and against the contract. Friend should tell them to leave the price as original price, or friend will sue them.

They do have a contract drawn up by the lawyers. Apparently, coop boards in nyc have enormous power and they decided Friend was getting too good of a deal on the apartment and they had an appraisal adding almost thirty grand to the value of the apartment. Friend is very very very upset as they are about to lose this good deal.

The big trend now for homebuilders and developers is rental homes. Entire communities, just like you'd see for private ownership but they are all rentals. 1000+ homes per community in the larger developments.
These homes are pretty basic, nothing fancy, but typically 2000 - 2500 sqft, mostly 2 story.

Word is, the financial backing for the developers and the property management companies are controlled by Chinese holding companies.
Think about that for a second.... let it sink in.
An entire community of 1000 residents / families can literally get evicted or have all utilities cut off all at once if the folks in those holding companies decide to do so.

This trend of "Built To Rent" has been evolving over the last few years and is taking off like crazy. In 2018 i was involved in my first one, but just last week we were awarded the contract for 12 new communities to be started up by the end of this year. Each community will average around 500 homes. Weird thing is, each community is located extremely close to each other. All built by the same builder, and same floor plans (more or less). I guess that's to give off the perception of having some sort of distinction to the renters of the homes.. so it doesn't "feel" like they are living in much of a concentration.

Here in Hungary the market has, up to now at least, been unscathed by speculative real estate purchases. 2 Years ago we paid $70k cash for an all brick 2 story 7br 4ba farmhouse on 2 acres, hand dug well with drinkable water, 250 Bordeux grape vines, fruit trees, a custom 100 Sq meter wine cellar with liveable guest house built around it all in beautiful quiet rural area with horse farms and nice neighbors. The point is not to brag, but to demonstrate what a property like this should cost in America right now. This house in my home town of Park City, Utah would cost upwards of 2-4 million. So prices have a very long way to fall. Don't be a sucker and sell your house now while you can.
