It is,but depending of what it is you’ll need to be licensed and insured. It could be a good hunting place,no need for any of that,but a gun range it will. Paintball training camp is fun,drone scenic flying,bicycle and camping,there’s a lot.

If it has decent trees, you can sell some of them off to a logging Company.
If it is bare and decent ground, rent it to a farmer or rancher.
Get creative.

how about a tiny house community?

I tend to stay away from land. A previous president signed an EO so government can take control of all food production. Plus one read of Agenda21/2030 and it just doesn't look good for anyone living rural or even semi rural.....

this advice does not ring true for me.

If it is fenced, if it has a stock pond or full time running water... you can lease it for cattle.

That is done very frequently around the country.

I was at a large animal vet clinic where they were running through about 15 head of cattle, all getting inoculations, wormed, branded, dehorned, castrated or pregnancy checked (seriously bad day for these cattle).

I talked with the fellow who owned them and he had several hundred cattle on many leased parcels. He was a school teacher and coach.

We lease our land out to farmers who grow hay on it and we make pretty good money and they do all the work
