But only today did I get a real person on the line to ask where he was calling from. It's not local, it's not American.

It only matters what number is connected to public records. These people are getting info from City or County Clerks offices.

Do realtors get phone numbers from Public Records and cold call when the house isn't even for sale?

They used to go cold calling door to door in hot neighborhoods before COVID. My friend in Raleigh NC had someone knock once a month and leave a flyer “thinking of selling”

You will own nothing, and you will be happy.

It’s because you answer calls. Once word is out that they can reach you, then you are on the list. Of course people/ businesses from other countries try to buy ground here cheap. People from here try to buy homes cheap in other countries.

Chill out, just because it’s happening to you now doesn’t make it a conspiracy.

I get calls weekly asking me to sell a house they think I own in Memphis. They call and ask if I would like to sell my house located at (they give a street address) I finally looked up the house and it is in a middle income area of Memphis. The house looks to be empty from the most recent google street view pics. The owner has the exact same name as me so I assume they searched the name and somehow found my
phone number. The people calling me are from some type real estate company.

I started telling them my mom lived next door and the only reason I keep it empty is I do not want black people living next to my mom. I offer to sell only to a white family with no small kids that may annoy my mom. They get all upset saying that I can not do that. I tell them to not call me back but like clockwork every 2 weeks they call again. Someone wants that house bad.

Sure sure, it's nothing. Don't worry. The terrorist moving in next door isn't a bad guy. hahah.

My phone number is private, unlisted, they get the number from public records, they know the address and name on the property.

That's pretty invasive, eh? Are you that easy to find? I'm not.

This is how the buying up of lots of entire neighborhoods in Vancouver started. You can bet there is Chinese money/money laundering involved in this.

they just put the signs up on the telephone poles around to buy your home. has been for a decade or so. the signs are allowed to stay.

they obviously do not do their homework as those cards come all time in bulk mail and not to property owners ..

I have a small business and have the number they call pretty easy to find.

This isn’t some international conspiracy people.

There are hundreds of REI firms in the US, many with marketing departments that will attempt to contact and market to people who:

1 have a property with high equity

2 have a property with no mortgage

3 have recently done a low or no dollar deed transaction (presumably because a family member can no longer care for the property or is sick/dying).

4 the owner recently started the probate process (someone died who owned the property)

5 a lis pendens has been filed meaning foreclosure is possible or likely

... and a few other scenarios. Companies like this usually buy below retail, fix up and sell. If they are novices or don’t have cash they try to assign a contract to someone who does have cash. There are classes and seminars all over suckering people into this business but mostly the established and well funded funded firms can buy and many do hundreds if not thousands of homes per year.

The reason you get calls or texts even if you are not the above is because the companies can buy or obtain the data and then use skip tracing services to find the owner. If the owner is George Marshall and of course there are more than one people by that name (and many skip racing services suck anyway) then you will get contacted also, it is a numbers game. There is little to no cost to calling and texting. Many of these firms buy the same lists and use overseas virtual assistants to do the calls thus the overseas calls/accents whatever.

Some people are better off selling to one of these because they can get closed and funded in a few weeks and don’t need to fix the house or even go to it if they live up north. The houses can have tenants, be hoarder houses or even crapholes falling apart but they are worth money fixed up and the owner (who may just want out or has no money to make the place sellable) can just walk away

I have a phone from somewhere far away where I know nobody. If I get a call from that area code, I just ignore it.

Real property is an excellent hedge against inflation. Big investors are expecting it to break loose soon. Four years ago I noticed that Berkshire-Hathaway had opened it's own national realty firm and had a lot of signs up in various cities and towns in our state. What is Gates investing in now? Farmland. The elites want to own it all and in doing so will be well placed when inflation can no longer be contained by low interest rates.

It's illegal to put any sign on a telephone pole. It's a risk to the linemen. Just rip them down if you're inclined.

I was in Fargo North Dakota a couple of years ago and they were just finishing up 2 or 3 city blocks of the biggest new apartment complexes I've ever seen. This was at the north end of town by the airport.

Maybe it could have been considered university student housing but they were also building solid blocks of that, closer to the university.

I didn't like the look of it at all.

I don't give phone numbers to any agency. They have a mailing address only. There's no legal requirement to have a phone.

If you can own nothing, what's the point of money?
