If these people had a brain cell among them, they would be working in a hurry to wind back to the Gold standard in a hurry, just put the prices back on Gold Standard which means, put the real worth of money into gold and forget your fiat money pie in the sky. Gold, Silver and Copper plus any of the Nickel or other precious metal. They know what has to be changed back, the salaries of the lower people hasn't gone up since those times, it is a magic trick to make people think they are coming up in the world as they get into more debt. There has been no more wealth built in the population than they had before they took the gold standard away. Money has to be worth something for salaries to climb, or save, you can not save a debt dollar and make anything. So, the crash coming is not a surprise.

The big guys take care of themselves and their pals, they have never cared about the people. They are all in a death cult.

Lowes in my area sells 2x4 x10 @$10 / taxed/, placed online order .Come to pick up and was presented basically mill scraps , more hole knots than teenager face , bowy plain junk .

If you buy lumber regularly, consider getting to know a local sawmill operator. We can't stay in business selling junk like box stores. My prices are cheaper and I don't charge sales or lumber taxes. If you need graded lumber, you can hire a grader or even stamp it yourself (different rules apply in different jurisdictions, but generally most counties have a list of graders they accept). We also don't usually source our logs from these commercial farming operations but rather from naturally grown logs that got removed as part of utility trimming, for example. My fir has much tighter grain than anything you can buy at home depot.

Demand is dropping off a cliff around here (western PA). Homes that were finished a month ago are still sitting with nobody to buy them, not even BlackCock. Just wait until mortgage rates hit 8%. With the "offical" inflation rate hitting 8.6% that means the real inflation rate is pushing 24-26% that means 8% on a 30 year is guaranteed even with 830 credit score and zero debt!!!

I need my deck repaired from storm damage last winter... finding lumber is not a problem, but finding LABOR is. I've tried contacting half a dozen contractors, including the Amish... nobody is even returning calls. (Yes the Amish are listed on Google believe it or not)

Our insurance, who is supposed to be doing this, has basically thrown up their hands and told us good luck, find your own contractor!

Get this. Went to quote for a job today. 6x1 tanalized 2.4m length £5.12 ex vat at 20%, £1500 for the job, told me that was trade price. Went to another supplier (Jewsons) same amount £330 inc Vat and no delivery charge. Looks like smaller Companies just can't suck up the electric/fuel costs and were unabe to store large amounts during lockdown and hence now having to pay stupid prices for pallet loads. Reckon their be out of business in a few months leaving only the big national companies.

My husband, T., builds cabinets and furniture and he refuses to buy lumber online. He goes to whichever store or lumber yard and hand selects each board - it takes a while but saves time and money in the long run. T. says the good pieces are usually on the bottom.

So what it sounds like is the commodities market is pricing lumber low, inventory is up, but the lumber companies are gouging the retailers while holding their inventory back.

Neighbors just got a Aspen tongue and groove delivery. I checked the price because invoice was on top. Wow..32 ..1x6x12...is $1120 with 200 dollar delivery included. That's very expensive for some cheap Aspen wall covering.

How can a bubble pop if inventory is low and demand is high?

Inventory is coming up a little, but not much.

Blackrock, Vanguard, and State Street will buy up the COVID foreclosures in package deals. The average joe won't have access to those foreclosures.

Lumber prices falling won't mean house prices will fall.
Contractors are charging a LOT to build the houses.
Contractors are busy as hell - you can't get one to work for you for a full year or more out.

Housing doom will continue as people FLEE the big cities, running to small towns, to bid UP the prices of houses in those small towns.

And in the small town near me a 2 x 4 x 8 is $10.75.

You may get lucky and get some lumber for less than you've been paying, but high lumber prices are here to stay. Every step of the process, from felling to delivery involves gasoline or diesel.

Big box stores have been selling fir for right around $1.50 a board foot and that rarely reflects any changes in the commodities market.
