Hopefully contractors will start to get desperate and reduce their costs. This is a tough time to be building a new house. maybe consider a spec home a builder is desperate to unload? We're on 3 acres, built our barndo that we're in now back in 2014, payed cash as we built. We're going to build the house with cash too so I'm not concerned about interest rates. Supply issues we'll have to work through. Right now we can sub it out ourselves for $150-175sqft depending on finishes that we choose. We've been reluctant to build until we had cash saved to do so. Our neighbors finished their 3500sqft house back in the spring. Took about 10 months for them to complete. Windows took 6 months to get. The wife and daughter work for a building supply company north of houston so they can get us 25% off alot of stuff, doors, windows, trim, etc... Wish us luck! |

When it goes I think it will go hard, for some of the reasons you mentioned above. More troubling is the 10 year is spiking again, up 18 basis points today. We have to watch that closely as the bond market is many magnitudes larger than equities, and if they lose control of that it all comes down.
