I rent for $2600 , 3 bedroom , nice area . The house we rent is over a garage from the main house . The Main house was built by an Indian family. The house was built 3 yrs ago and was worth about 1 .5 mill now it’s worth 3.5 million . There is no *affordable* housing - and lots of apartment complexes have been built this year - but really expensive and not geared towards anyone who has a low or even middle income. It's happening as far out as Chilliwack. The Island and Okanagan too. The only places Canadians can afford to live in are resource based towns where there is no work. Light travels faster than sound. Lots of people in Greater Vancouver saw the writing on the wall 5 - 10 years ago and left for Vancouver Island and the Okanagan, which drove up prices outside the city, and in turn, as property there is re assessed upwards, so it goes with the taxes. Eventually people that have lived there all their lives find it harder to afford to live in their family home. The exodus also affects local culture and norms, as city people come in and take over. Another big problem is places like Whistler. People up there have been sounding the alarm since before the Olympics. Most of the properties there are used as short term holiday rentals, usually owned by offshore investors, the stock of residential housing is very small in comparison. Even before the resort was bought by Vail, lifties were sleeping in motorhomes, even cars because they couldn't find an affordable place to live. It takes a lot of staff to run a resort like Whistler, and the staff accommodations have always been inadequate for the number of seasonal workers. There are cases of workers paying $500 for a bunk in a one bedroom apartment, with 3 or 4 room mates. They closed the resort today because there is a big spike in local cases. They blame the young people, saying they are still partying and being promiscuous, but nobody talks about the obvious, you have workers crammed into small living spaces that go to work, usually in public facing jobs. The lady that lived in the unit before them was a senior, lived here for 30 years and her rent was $650/month for a one bedroom. She applied for subsidies as a senior on a fixed income but was denied because she has a teacher's pension. So seeing as she can't afford the rent and bills and still eat and take her medications, she was forced to move into a care home which they were willing to subsidize for her. Really sad. So I asked the new tenants about their rent and they tell me they were lucky, rent is only $1200/month. Guess who owns the building now? That's right, a Chinese investor. Used to be that units in this building included a parking spot, locker and cable tv. Now you have to pay an additional $60 for parking, $30 for a locker monthly, so many people don't. There were so many empty parking spots that the property manager started renting parking spots for $150/month to people that don't live in the building, which means there are non residents with keys to the building.
