Basically leaving me with no income I did however drop my 900$ warehouse rent check in the mail today, for a warehouse that is now sitting empty until I am up and running again. WHO KNOWS WHEN!!! And oh yea I have a 1500$ home mortgage payment due by the 15th if I don't want a penalty. I am no lazy bum but I really was hoping for a freeze from the top down. This is already a giant pain in my ass. I'm having more tenants calling me about not paying that are trying to take advantage of this than tenants who have actually lost income. I ask them if they have lost a job and most have said no. Why do you need to not pay rent then? Many that do lose a job and file unemployment will actually earn more than they were before. A lot of my tenants don't earn $600 a week and now they will get that on top of unemployment. I know people that have said they hope they get laid off. Evictions are already suspended for four months. That's on top of courts already being closed for a month. When you can actually file for eviction the backlog is going to be unbelievable. It's going to take probably 3 to 6 months to get a court date, maybe more. I've got people that did not pay February rent that had nothing to do with coronavirus that may still be in the home in November without paying rent. I never want to put people out in hardship but a lot of people are just going to take advantage of this at the expense of the homeowner. People think that landlords are wealthy investors. I can tell you 90% of my clients are mom and pops. If they miss a rent payment they feel it. As for our company we are paid a percentage of rent collected. Plus all of these landlords are going to be getting huge bailouts from the government, and they are STILL going to demand rent from their tenants. I'm a landlord. I'm not aware of any huge bailouts coming my way. I still have to pay the mortgage payment and utilities and the rent money I receive pays for that.
